We design landing pages and run the ads that point to them as part of our performance marketing work in Kerala and the Gulf, and build websites for Calicut businesses too, so this checklist is the one we use ourselves. It covers what matters after the click: the page.

The maths is simple, and it is why we treat the page as part of the campaign. If the same ad spend brings the same clicks, a page that converts twice as well halves your cost per lead. Unbounce's 2024 Conversion Benchmark Report (opens in a new tab), which looked at more than 41,000 landing pages, put the median conversion rate across industries at 6.6%, with 83% of visits on mobile. Most pages sit around that median, and the gap between an ordinary page and a good one is usually a handful of fixable things. Here they are, ending with a 25-point checklist.

What makes a landing page convert for lead ads?#

Four things, in this order: the page matches the ad, it loads fast, the action is obvious, and the proof is believable. Everything else is detail.

Google's own scoring points the same way. Its Quality Score (opens in a new tab) (read 4 October 2026) rates each keyword on expected click-through rate, ad relevance and landing page experience, comparing you with other advertisers over the last 90 days. Google is careful to say "Quality Score is not an input in the ad auction"; it is a diagnostic. But a "below average" landing page experience tells you the page is losing people the ad already paid for.

Meta doesn't publish a landing page score like this, but its delivery system learns from what happens after the click. Since March 2026, Meta counts click-through conversions only after link clicks, which makes the landing page's job even more visible in reporting. Our guide to what changed in Meta ads in 2026 covers that change.

Before any of this, the page has to be allowed to run. Google's destination requirements (opens in a new tab) (read 4 October 2026) disapprove pages that don't work, can't be crawled by Google Ads, or redirect from the final URL to a different domain, and the domain in your display URL must match the page people land on.

Does the page say what the ad said?#

It should, almost word for word. A person who tapped an ad about "weekend IELTS batches in Kozhikode" or "3BHK villas near the bypass" expects to see that promise at the top of the page. If they land on a generic home page with a slider of five offers, they have to search for what they came for, and most won't.

This is called message match, and it gets harder as you run more ad concepts. In 2026 Meta rewards several genuinely different creatives, so a single page with a single headline will mismatch most of them.

We solved this for DiYES International School, a Cambridge school in Parassala, Trivandrum, whose 2026 to 2027 admissions page we designed and built. The page changes its headline to match the campaign a parent came from. A link tagged for the early-years campaign opens on "The first 5 years shape the next 50"; a Grade 1 to 5 link opens on "Future-ready by design". Each version pre-selects the matching grade in the enquiry form, and every enquiry reaches the admissions team tagged with the campaign it came from. One page, three headlines, no mismatch.

You don't need custom code to get most of the benefit. A separate page per offer, or even a separate headline per ad set, closes the gap. The test is easy: put the ad and the top of the page side by side on a phone, and ask whether a stranger would see them as one conversation.

How fast is fast enough on an Indian phone?#

Aim for Google's "good" Core Web Vitals on mobile. Google's web.dev guidance (opens in a new tab) (updated 31 October 2024) sets them as the largest element painting within 2.5 seconds (Largest Contentful Paint, or LCP), a response to taps within 200 milliseconds (Interaction to Next Paint, or INP), and a layout shift score of 0.1 or less, measured at the 75th percentile of real visits. The 2.5-second LCP is the maximum we target on every money page of our own site.

Most sites miss it. The HTTP Archive's Web Almanac 2025 (opens in a new tab) (published 15 January 2026) found that only 48% of mobile websites passed all three Core Web Vitals, and that just 62% had a good LCP on mobile.

Does speed really move leads? The best-known evidence is a 2020 study by Deloitte for Google, Milliseconds Make Millions (opens in a new tab), which tracked 30 million sessions on the mobile sites of 37 brands. A 0.1-second improvement in mobile speed lifted retail conversions by 8.4% and travel conversions by 10.1%, and cut bounce rates on lead generation information pages by 8.3%. It is an older study from Europe and the US, so read the direction, not the exact numbers.

What usually slows a lead page down:

  • A full-screen hero video or an uncompressed photo as the first thing on the page.
  • Chat widgets, heatmaps and several tracking tags loading before the content.
  • A page builder theme carrying code for features the page doesn't use.
  • Fonts and sliders pulled from slow third-party servers.

Test on a budget Android phone over mobile data, not on your office Wi-Fi. If the page needs a rebuild rather than a tune-up, our web development team builds pages server-rendered for speed, and our guide to website development costs in Kerala explains what a rebuild involves.

Form, WhatsApp or a call button?#

Offer the one your sales team can answer fastest, make it the main button, and keep the others small.

Whichever you choose, three details matter in Kerala:

  • International numbers. Many enquiries come from the Gulf. The DiYES forms accept dial codes for every country, not just +91. A form that rejects a +971 number loses an NRI buyer silently.
  • Gulf hours. The UAE and Oman are 1.5 hours behind India; Saudi Arabia, Qatar, Kuwait and Bahrain are 2.5 hours behind. Evening enquiries from the Gulf arrive late at night in Kerala, so either staff the chat or say when you will reply.
  • A WhatsApp link that carries context. A WhatsApp link is wa.me followed by the number in international format without the plus sign (ours is wa.me/919061663675), plus an optional pre-filled message. On our own site, every WhatsApp link opens a chat whose first message says it came from marketlube.in and, where it can, names the page, service or article, so whoever answers knows what the person was reading before replying.

Sometimes the best landing page is no page at all. For considered purchases where buyers mainly want to ask questions, a click-to-WhatsApp ad can open the chat straight from the ad. Our click-to-WhatsApp guide covers when that beats a form.

And be honest when someone submits. A form should say "sent" only when it really sent, then tell people what happens next and when. Ours opens WhatsApp with the brief and asks the visitor to press send there, rather than showing a success message for something that hasn't happened yet. DiYES shows a confirmation at once with a promise of a counsellor's call within 24 hours.

What proof belongs above the fold?#

On a phone, the first screen has room for three things: the headline that matches the ad, one line of proof, and the button. Choose the proof your buyer checks first.

  • Registrations and recognitions: the K-RERA number for a project, the board or accreditation for a school, the registration for a clinic. DiYES shows its Cambridge and STEM.org recognition near the top.
  • Real photos. Your actual site, campus, rooms or team, never stock images passed off as yours. DiYES uses real campus photography throughout.
  • Third-party signals: your Google rating and review count, linked so people can check them.
  • Specifics: the location with a map, the batch start date, the fee or a "from" price if the ad mentioned it.

Then answer the practical questions lower down. The DiYES page shows all 11 school transport routes on a map and answers 34 questions in an FAQ, because "can we get there every morning?" decides a school admission as much as the curriculum. Keep the writing plain: Unbounce found pages written at a 5th to 7th grade reading level converted at 11.1%, against 5.3% for professional-level copy. And if the ad ran in Malayalam, the page should be in Malayalam too.

What must property, education and clinic pages show?#

Three sectors we work in carry extra rules. These are summaries, not legal advice; check your own case with a lawyer or your professional body.

Property. Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 (opens in a new tab) requires every advertisement to mention prominently the Authority's website address and the project's registration number. In Kerala, K-RERA added a third item: since 1 September 2023 promoters must show the project's QR code beside the registration number and website on every promotion and advertisement (K-RERA public notice K-RERA/T3/2127/2023 of 19 August 2023, as Constro Facilitator reported on 25 August 2023 (opens in a new tab)). A landing page is an advertisement, so all three belong on it, above or near the form.

Coaching and education. The Central Consumer Protection Authority's Guidelines for Prevention of Misleading Advertisement in Coaching Sector, 2024 (opens in a new tab) (PIB, 13 November 2024) apply to anyone engaged in coaching, tuition included, not only to coaching centres with more than 50 students, which is how they define a coaching centre. They bar false claims about selections, ranks, success rates and guaranteed results. A successful student's name, photo or testimonial can be used only with written consent taken after the result, with the rank, course and whether the course was paid shown alongside, and disclaimers in the same font size as other important details. They also target false urgency, such as invented "limited seats". Schools and colleges outside the guidelines are wise to follow the same discipline.

Clinics. The Indian Medical Council (Professional Conduct, Etiquette and Ethics) Regulations, 2002 say that "soliciting of patients directly or indirectly, by a physician, by a group of physicians or by institutions or organisations is unethical" (regulation 6.1.1 (opens in a new tab)). Clinic pages should inform rather than boast: services, doctors' qualifications, timings and how to book, with no cure claims or before-and-after images. Our guide to clinic marketing in Kerala covers the rules in detail, including Kerala's requirement to display rates.

Which dark patterns must you avoid?#

The ones India's consumer protection authority now fines. The Central Consumer Protection Authority issued its Guidelines for Prevention and Regulation of Dark Patterns, 2023 (opens in a new tab) on 30 November 2023 (PIB, 8 December 2023). They list 13 specified dark patterns, including false urgency, basket sneaking, confirm shaming, forced action, interface interference, bait and switch, drip pricing, disguised advertisement and trick questions.

They are being enforced. On 3 June 2026, PIB reported (opens in a new tab) that the authority had fined PhysicsWallah ₹5 lakh and McAfee ₹1 lakh. Part of the PhysicsWallah finding is directly relevant to lead pages: courses advertised as "free" could be accessed only after users shared their mobile number and email, which the authority treated as forced action, and it found that advertising them as free without disclosing that requirement was misleading. It also stated that "consumer consent cannot be assumed through pre-selected options and must always be obtained through a clear and affirmative action".

On a lead page, that rules out:

  • Fake countdowns and invented scarcity: "offer ends in 10:00" that resets, or "only 2 seats left" when it isn't true.
  • Pre-ticked consent boxes: for WhatsApp updates, newsletters or calls. Let people tick them.
  • "Free" offers that hide the catch: if the free brochure, consultation or class needs a phone number, say so next to the offer.
  • Fees revealed late: if the ad named a price, the page shows the full price, not a lower number that grows at the end.
  • Shaming decline links: "No thanks, I don't care about my child's future" is confirm shaming.

None of this costs leads worth having. People who feel tricked rarely become customers, and they tell others.

The checklist#

Run every new landing page through these 25 checks before the ads go live, and again whenever the offer changes.

#CheckWhy it matters
1The headline repeats the ad's promise and offerMessage match keeps the people the ad already paid for

20Address and map are on the pageBuyers, and NRIs above all, check the location
21Property: K-RERA number, Authority website and project QR codeRequired on every advertisement
22Coaching: no unproven rank or selection claims, and student consent taken after resultsCCPA coaching guidelines
23Clinics: no cure claims, boasting or before-and-after imagesMedical ethics regulations
24No fake timers, false scarcity, pre-ticked boxes or hidden "free" conditionsThe dark patterns now being fined
25UTM tags and click IDs are saved with the lead and reach your CRMLets you send real sales back to the ad platforms

Point 25 is where most campaigns leak. Without the click ID stored against each lead, you can't tell Google or Meta which clicks became customers. Our guide to offline conversion tracking shows how to keep the ID on forms, calls and WhatsApp chats and send sales back. For the form itself, Xale, the CRM built by the team behind Marketlube, has a web form builder (opens in a new tab): its forms embed on any website with one snippet, and every enquiry lands in the CRM as a lead with its source, as xale.in describes it.

Frequently asked questions#

What is a good conversion rate for a landing page?#

Unbounce's 2024 benchmark of more than 41,000 landing pages found a median conversion rate of 6.6% across industries. Your own baseline matters more: measure the page's current rate for two to four weeks, then judge each change against it rather than against an industry figure.

How fast should a landing page load?#

Google's "good" threshold for Largest Contentful Paint is 2.5 seconds or less, with tap responses within 200 milliseconds and a layout shift score of 0.1 or less, measured at the 75th percentile of real visits. The HTTP Archive found only 48% of mobile sites met all three in 2025.

Should a landing page have navigation menus?#

Usually not. A lead page works best with one offer and one main action, so a full menu gives visitors exits that don't lead anywhere useful. Keep your logo, contact details and essential links such as the privacy policy, but leave out the full site menu.

Do property landing pages in Kerala need the RERA number?#

Yes. The RERA Act requires the registration number and the Authority's website on every advertisement, and K-RERA has also required the project's QR code beside them since 1 September 2023. A landing page counts as an advertisement.

Is a countdown timer on a landing page allowed in India?#

Only if the deadline is real. The Central Consumer Protection Authority's 2023 guidelines list false urgency among 13 specified dark patterns, and the authority has fined platforms for dark patterns in 2026. A timer that resets or a fake "seats left" count is a risk.

Changelog#

  • 2026-10-09: Corrected the reach of the consumer authority's 2024 coaching guidelines: they apply to anyone engaged in coaching, tuition included, not only to coaching centres with more than 50 students (that number only defines a "coaching centre"), as its press release says.
  • 2026-10-10: The opening now says we also build websites for Calicut businesses, with a link to that page.
  • 2026-10-11: Linked our guide to direct bookings for Kerala resorts from the resorts and travel row.
