Online travel agencies (OTAs) such as MakeMyTrip, Booking.com, Agoda and Goibibo bring guests a small property could never reach alone. They also take a commission on every booking, keep much of the guest relationship, and teach your returning guests to book through them next time.

Demand in Kerala is growing. Kerala Tourism's 2025 statistics (opens in a new tab) record 2.51 crore domestic tourist visits, up 12.64% on 2024, and 8.22 lakh foreign tourist visits, up 11.33%. The resorts that keep more of that revenue are the ones that make booking direct simple. This playbook is how we approach marketing for hotels, resorts and homestays: the real cost of OTA bookings, what a direct-booking website needs, how Google's hotel listings work, how to keep rates in line, and where Instagram and WhatsApp fit.

How much does an OTA booking really cost?#

Commission is only the visible part. Here is a worked example with illustrative numbers. Put in the figures from your own contracts.

  • A couple books a garden villa at ₹6,000 a night for two nights: ₹12,000 in room revenue.
  • Through an OTA at an example commission of 18%, you pay ₹2,160 on that stay.
  • Directly through your website, say your payment gateway charges 2%. That costs ₹240, plus your share of the booking engine's fee and whatever you spent on marketing to win the booking.

The gap per booking is large, but the bigger cost is what happens next. A guest who booked through an OTA usually books through it again, so you pay commission on the same family every year.

The goal is not to leave the OTAs. It is to shift the guests who already know you, such as returning guests, people who search your name and your Instagram followers, onto the direct route.

What does a direct-booking website need?#

Plenty of Kerala resort websites are still brochures with an enquiry form. That forces the guest to wait for a reply while the OTA tab next to yours offers instant confirmation. A direct-booking website needs:

  • A real booking engine with live availability and instant confirmation, connected to your channel manager so the same room is never sold twice.
  • The total price shown early, including GST, with no fees added at the last step. Following the GST Council's recommendations, GST on hotel accommodation priced up to ₹7,500 per unit per day (opens in a new tab) fell to 5% without input tax credit from 22 September 2025, while rooms above that remain at 18%. Confirm the treatment for your packages with your chartered accountant.
  • Room and package pages with real photos and videos of each room type, the view, the bathroom and the food. Guests compare these closely with OTA galleries.
  • Payment options Indian and Gulf guests expect: UPI, cards, net banking and international cards, with prices displayed in AED, SAR or GBP for guests browsing from abroad where your engine supports it.
  • A clear cancellation and refund policy, stated in plain words next to the price.
  • Speed on mobile. Many travellers browse on phones, often over patchy connections from a hill station. Compress images and keep the booking flow short.
  • A visible WhatsApp button for guests who want to ask about the road, the pool or a birthday cake before they book.

Google is often the last stop before a booking: the guest has seen your resort on Instagram or an OTA and searches your name to check. Google's hotel results show a booking module with prices from several sites. Google explains that paid booking links carry an "Ads" badge, while free booking links are listed under "All options" (opens in a new tab).

To appear there, your prices and availability must reach Google through a price feed. Google recommends working with an authorised integration partner (opens in a new tab), and many booking engines and channel managers act as that partner. Ask your provider three questions:

  1. Are you a Google integration partner for free booking links?
  2. Can you run hotel campaigns in Google Ads, or pass a price feed to an agency that does?
  3. Will my direct rate appear on my own Google Business Profile?

Free booking links cost nothing and put your own rate next to the OTAs' on your listing. Hotel ads let you pay to appear first when someone searches your resort's name or area. Brand campaigns often matter most, because OTAs may bid on searches for your name.

Your Google Business Profile needs the same care: the correct category (resort hotel, hotel, guest house or homestay), accurate check-in times, recent photos, the amenities guests filter by, and replies to every review. Hotels that invest in SEO for destination and room searches, such as "pool villa in Wayanad" or "backwater resort near Kumarakom", also win guests at the research stage, well before they compare prices.

How do you keep rates in parity without losing to OTAs?#

Rate parity means the same room, dates and conditions cost the same everywhere. Google shows your direct price next to the OTA prices, so any gap is visible to the guest in seconds.

  • Run every channel from one channel manager, so rates and inventory update together. Manual updates are how a ₹5,500 OTA rate ends up next to a ₹6,200 website rate.
  • Watch for OTA discounts. Some discounts are funded by the OTA and some by you through promotions you opted into. Either way, the guest sees a lower price than yours. Review your OTA extranet promotions every month.
  • Add value instead of cutting price. Offer direct-booking benefits such as breakfast included, a late check-out subject to availability, a free pick-up from the nearest railway station, or a welcome Ayurveda session. These cost you less than commission and do not undercut your public rate.
  • Use private rates for known guests. Returning guests and WhatsApp subscribers can receive member offers that are not publicly listed.
  • Read your contracts. Parity terms vary between OTAs, and India's competition regulator has examined OTA parity clauses in the past. Check what yours actually says before you publish a lower direct rate.

Where do Instagram and WhatsApp fit?#

Instagram is where many guests first see a resort, especially for weekend getaways. The 2025 figures show why local content matters: 68.33% of domestic tourist visits came from within Kerala, followed by Tamil Nadu (11.19%) and Karnataka (6.46%). Much of your market is a few hours' drive away.

  • Show the experience, not the reception desk: mist over the tea estate at 6 am, the pool at sunset, a houseboat lunch, the kids' play area, the drive in.
  • Speak to Malayali families in Malayalam, and to Bengaluru and Chennai weekenders in English, with the drive time from their city.
  • Put the booking engine and WhatsApp in your bio link, not just the OTA listing.
  • Promote reels to drive-in markets before long weekends and school holidays, and to Gulf audiences before the monsoon. Among foreign visitors in 2025, Oman was the third-largest source country after the UK and the USA, with Saudi Arabia and the UAE also in the top ten.

How do you win repeat guests directly?#

The cheapest direct booking is a guest who has already stayed.

  1. Ask for consent at check-in to send offers by WhatsApp or email, and record it. India's DPDP Rules phase in core consent duties by May 2027, so build this properly now.
  2. Send a thank-you message after check-out, with a direct-booking benefit for the next stay.
  3. Remember occasions. An anniversary or birthday stay invites a return offer a year later.
  4. Give OTA guests a reason to book direct next time, within your contract terms: a card in the room explaining your direct-booking benefits works better than a discount code.
  5. Reply to every review on Google and the OTAs. Future guests read the replies as closely as the reviews.
