Websites for property firms
Plans, prices and the permit, in view. Real estate website design for developers, builders and brokerages
Marketlube designs and builds websites for property developers, home builders and brokerages in Kerala and the Gulf, from Calicut, with no office in the Gulf. We designed and built the Luxart Builders website and Hiline Developers' first website, both for Calicut builders, and our concept builds show the same thinking for a fictional Dubai brokerage and a fictional Calicut villa builder. Each site puts what buyers ask first on the page: the permit or RERA number, the full cost, the payment plan, the floor plan and a one-tap enquiry.

Two websites we built for clients
Buyers check the numbers before they call.
A home is the largest thing most families ever buy, and they research it for months before a site visit. By the time someone sends a WhatsApp message, they have usually compared your project with four others on the portals, read the floor plan on their phone and tried to work out what the price leaves out. A property website earns its keep when it answers those questions better than the portal listing does, and when it shows the registration details a careful buyer looks for.
Those details differ by market. In Dubai every property advert needs a Dubai Land Department permit, and DLD has required its Madmoun QR code on print and audiovisual adverts since 24 April 2023. In Saudi Arabia each advert needs a valid REGA advertising licence, and its number shows on the advert. In Kerala, a registered project's website has to show the K-RERA registration number, the K-RERA web address and the project's QR code. We build a field for each into the listing or project template, so a page cannot go live with the gap empty.
Our own property work so far is in Kerala: the Luxart Builders website and Hiline Developers' first website, for two Calicut builders. We have not built a site for a Gulf developer or brokerage, so the samples on this page are concept builds: our Lintel concept build, a real estate website for a fictional Dubai brokerage, and our Mukhappu Homes concept build, a builder website for a fictional Calicut home builder. Each is labelled as a concept build on the page itself. The rules below are what we build features for; whether a listing complies stays with your business and your advisers, and nothing here is legal advice.
Permit, cost, plan, stage: what a property site must show.
Every Dubai listing carries its DLD permit and QR code
DLD has told real estate companies to show the QR on print and audiovisual adverts since 24 April 2023; scanning it shows whether the advert is approved and still valid, and whether the home has already been sold or let.
What we build: Listing templates with required fields for the Trakheesi permit number and its Madmoun QR code.
What you get (4)Show less
- A permit number and QR slot on every listing card and listing page
- A listing that will not publish while either field is empty
- An expiry date per permit, so a lapsed listing is unpublished, not left live
- Fields for the broker's and the office's registration numbers on the team pages

K-RERA details on every Kerala project page
Section 11(2) of the RERA Act requires adverts to mention prominently the Authority's website address and the registration number, and section 3 bars advertising a project that must register before it is registered.
What we build: A project template that prints the K-RERA registration number, the K-RERA website address and the project's QR code together, high on the page and again beside the enquiry form.
What you get (4)Show less
- Registration number, K-RERA address and scannable QR on each project
- A draft state that keeps a project offline until its registration number is entered
- The agent's own K-RERA number on pages run by a registered channel partner
- The occupancy certificate slot on completed projects

The full cost of buying, not just the price
In Dubai, DLD's sale registration page lists, among other fees, a transfer fee of 2% of the sale value from the seller and 2% from the buyer, a AED 250 title deed fee, AED 10 knowledge and AED 10 innovation fees, and a Real Estate Trustee Centre fee of AED 4,000 plus VAT (AED 2,000 plus VAT below AED 500,000).
What we build: A cost calculator that adds the government fees to the price. Each line links to the official page and shows the date it was checked, because fees change.
What you get (4)Show less
- A cash or mortgage switch, with every fee shown line by line
- Each official fee linked to its source page, with the date checked
- Your own agency fee or booking amount as an editable line
- Map and trustee centre fees counted too, so the smaller fees are not left out

Off-plan buyers want the payment plan and the build stage
What we build: Payment schedules drawn as instalments with the quarter or construction milestone each falls due, and a stage tracker per project with dated site photographs. For Dubai projects we add a plain note on escrow: under Law No. 8 of 2007, off-plan buyers' payments go into an escrow account in the project's name, held with an escrow agent and kept for building that project.
What you get (4)Show less
- Instalments in the local currency, with the due milestone beside each
- A progress bar per project that your team moves as the build moves
- Dated stage photos and short walkthroughs in a gallery per project
- Handover date shown on the card, the page and the enquiry message

Floor plans a buyer can read on a phone
What we build: Floor plans drawn as scalable vector graphics instead of brochure images, so they stay sharp when pinched on a phone. A room list beside each plan highlights the room on the drawing, and sizes switch between square feet and square metres.
What you get (4)Show less
- Plans that zoom without blurring, with no PDF download needed
- A sq ft and m² switch on every room size and the built-up area
- Tabs for each unit type and each floor of a villa or townhouse
- Carpet area and built-up area labelled separately for Kerala projects
Inventory that matches what is actually for sale
What we build: A listings and projects database your sales team updates from an admin panel, with each unit marked available, booked or sold. Filters by community or location, bedrooms, price band and ready or off-plan let a buyer narrow twelve homes or three hundred units without a portal-style card wall.
What you get (4)Show less
- Available, booked and sold states that change on the site the moment your team sets them
- Filters and sort orders that keep the visitor on the same page
- A page per community or location with schools, transport and service charges
- An admin view that sales staff can use without calling us
Enquiries that reach a broker with the right listing
What we build: Enquiry routes that carry the listing or project reference with them: a WhatsApp button that writes the message for the buyer, a short callback form and a site visit request with open slots. Visitors can save a shortlist and send it in one message, so the broker knows which homes they mean.
What you get (4)Show less
- WhatsApp messages that open with the listing reference already in them
- A callback form that takes a name, a mobile number with country code and a time
- Site visit requests by date, with a video call option
- Each form tagged with the page and campaign it came from
Families buying in Kerala from the Gulf
A section for buyers abroad matters to a Kerala builder: the Kerala Migration Survey 2023 estimated 2.2 million emigrants from the state, 80.5% of them in GCC countries.
What we build: A section for buyers abroad that sets out call hours in Gulf time, video walkthroughs, payment by stage and how paperwork such as a power of attorney is handled.
What you get (4)Show less
- Call and visit hours shown in UAE, Saudi and Qatar time
- A video site visit option on the booking form
- A plain page on paying from abroad, written with your accountant
- Short Malayalam lines for the relatives who read along

Websites we built for Calicut builders

Luxart Builders
Luxart Builders is a premium home builder in Calicut that pairs each homeowner with one of its empanelled architects. We designed and built luxartbuilders.com around that model, with projects grouped by architect and an enquiry button that opens WhatsApp in one tap. It has been live since July 2025.

Hiline Developers
We designed and built Hiline Developers' first website, live by December 2024. It opened on a white villa at dusk under the words "Your Dream Place", with projects as a gallery of rounded cards and a property management section for owners. Hiline has since moved to a new website built by another team.
From the launch banner to the site visit slot.
- HomeThe current launch or the homes on the market now, a search by location, type and budget, the registration details and one enquiry button that follows the visitor down the page.

- Project pageOne per project: gallery, location map, floor plans, specifications, amenities, payment plan, stage photographs, registration and QR, and the site visit form.
- ListingsFor brokerages: buy, rent and off-plan tabs with filters, each row showing the permit, size, price and service charge or rent terms.
- Listing pagePhotos, floor plan, the cost panel, the permit and QR, the broker who handles it and a WhatsApp button carrying the reference.

One listing, four regulators' fields.
Dubai and the UAE
DLD issues advertising permits through Trakheesi for fourteen kinds of advert, including electronic, classified and promotion platform ads, in one working day: AED 1,000 for most permits and AED 5,000 for a project launch event, plus a AED 20 knowledge and innovation fee. A broker applying for most permit types attaches its marketing contract with the owner, so our listing form asks for the permit and the contract reference before anything else. The UAE portal lists a five-year Golden visa for real estate investors, with a minimum capital of AED 2 million, and we keep that to a link to the official page: a broker's site should never promise residency.

Saudi Arabia
REGA has approved Real Estate Marketing and Advertising Regulations, reported by LexisNexis on 8 May 2026. They apply across social media, online platforms, print, broadcast and billboards: an advert shows its licence number, the property's type, location, area, description and value, the price, rent or brokerage fee, and a valid contact, and it comes down once the deal is done or the licence expires. Only owners, their authorised representatives or licensed brokers may advertise. On a Saudi listing template we make those fields required, add a licence expiry date that takes the listing offline, and build the Arabic version first.

Qatar and the other Gulf markets
Qatar licenses brokers under Law No. 22 of 2017, and the Ministry of Justice publishes its list of licensed brokers with each licence number and contact; the June 2025 update listed 672. A buyer can check a Doha brokerage against that list, so its licence number belongs on the team and contact pages. For Oman, Bahrain and Kuwait we confirm the current advertising rules for your market before the quote, rather than assume Dubai's apply.

Kerala
Kerala's RERA Regulations, 2020 apply the advertising rule to print, electronic and social media, and K-RERA's order of 5 November 2024 names websites: the QR code from the project's page on the K-RERA portal must be prominently displayed and easily scannable. A registered agent's own adverts carry its agent number as well as the project's. Plans, specifications and loan papers are usually read in English, so we keep those in English and use Malayalam for headings and the site visit invitation.

Before GST for Kerala firms, and before VAT where it applies to Gulf firms. A builder with a handful of projects usually fits the business website; a brokerage with a listings database and filters needs the Next.js build. Your written quote lists the number of project and listing templates, the floor plans we draw, the fee calculator and payment plan schedules, the regulator fields, the Arabic or Malayalam version and any portal feed.
What the build includes
- Project and listing templates your team fills in from an admin panel
- Required fields for the DLD permit and QR, the REGA licence or the K-RERA number and QR
- Floor plans drawn as vector graphics, with a sq ft and m² switch
- A buying-cost calculator with each official fee linked to its source
- Off-plan payment schedules and a build stage tracker per project
- WhatsApp, callback and site visit enquiries that carry the listing reference
- A page per community or locality, written to be found in search
- Enquiry tracking by project and listing, so you can see which launch brings the calls
Not included
- Applying for Trakheesi permits, REGA licences or K-RERA registration: your firm holds those
- Property photography, drone footage and 3D renders, quoted separately
- Automatic feeds to property portals, scoped once we see the portal's format
- Legal review of your fee figures, payment plans and disclosures
- Running your property ads, which is a separate service
Five steps. No surprises.
Every stage has an owner, a deliverable and a sign-off, all agreed with you before it starts.
Book a discovery callAn inventory call
We start with what you sell: how many projects or listings, which markets, which permits or registrations each carries and who on your team updates them. A brokerage and a villa builder need different templates, and this call decides which.
The listing model and quote
You get the site map, the fields every project or listing will hold (permit, stage, service charge, payment plan, plan drawings) and a written quote with dates. Getting the fields right first is what keeps the site accurate after launch.
One project page, then the rest
We design the home page and one full project or listing page first, using a real project of yours. Once you approve that, the remaining pages follow its pattern, and you review them as links on your phone.
Load the inventory and test it
We build the admin panel, draw the floor plans, load your current inventory and connect WhatsApp and the forms. We then try to publish a listing with no permit, let a permit lapse and send a WhatsApp enquiry from each listing type, and fix whatever gets through.
Launch and train the sales team
We launch on your domain and run a session with the people who add listings and move build stages, so the site stays current without us. The care plan covers updates, backups and fixes after that.

What should a property developer's website show for each project?
A page per project with its location, floor plans, specifications, payment plan, current build stage and handover date, and the registration details your regulator asks for, such as the K-RERA number and QR in Kerala. Add completed projects with photographs, a page per locality, and a site visit request. Buyers compare projects on their phones, so the plans and the enquiry button have to work well there.
Do listings on a Dubai brokerage website need the DLD permit?
Treat every listing as an advert. DLD's Trakheesi permit covers fourteen kinds of advert, including electronic ads, classified ads and real estate promotion platforms, and since 24 April 2023 DLD has required companies to show the Madmoun QR code on print and audiovisual adverts so buyers can check them. Show the permit number and QR on each listing, and confirm anything unclear with DLD.
Can a Kerala builder list an unregistered project online?
Not if the project has to register. Section 3 of the RERA Act bars advertising, marketing, booking or offering such a project for sale, or inviting people to buy, before it is registered. Once it is registered, section 11(2) requires the registration number and the Authority's website address to appear prominently, and K-RERA's order of 5 November 2024 adds the project's QR code on websites too. Your adviser confirms whether a project needs to register.
What does a property advert in Saudi Arabia have to show?
Under REGA's Real Estate Marketing and Advertising Regulations, reported in May 2026, each advert needs a valid advertising licence and must show the licence number, the property's type, location, area, description and value, its price, rent or brokerage fee, and a valid contact. Only owners, authorised representatives or licensed brokers may advertise. REGA's inquiry service lets brokers, owners and buyers check a licence by its number and see whether it is active, expired or cancelled.
How should renders of an unbuilt project be labelled?
In India, ASCI's guidelines on synthetically generated content, released on 29 September 2026, make a label mandatory when an advert shows a product that does not yet exist, with a 3D model of an unbuilt housing complex as their example. They take effect three months after publication. A line such as "Computer-generated impression" on each render works, and showing facilities that will not exist is not allowed with or without a label.
Does a brokerage need its own website if it lists on the portals?
The portals bring volume, but a listing there sits beside your competitors' and the enquiry history stays on the portal. Your own site is where a buyer checks who you are, reads your area notes and sends a shortlist straight to your broker. Most firms do both: the portals for reach, and their own site for the listings, the team and the enquiries they keep.
