We make property videos and run the ads behind them as part of our marketing for Kerala builders and realtors and for interior and construction firms, so this guide draws on that work. The results quoted below carry the labels they have on our case studies: public counts anyone can check, and claims our team reports.

A family choosing a flat or a villa watches long before it calls: on Instagram at night, on YouTube at the weekend, on WhatsApp when a cousin forwards a reel from Dubai. The builders who win that attention don't post more renders. They show the real place, the real progress and the real numbers.

Which property videos actually sell homes in Kerala?#

The ones that show what a brochure can't. We found no Indian study of how home buyers use video, so the most useful public numbers come from the US: in the National Association of Realtors' 2025 Home Buyers and Sellers Generational Trends report (opens in a new tab) (1 April 2025), 37% of buyers used online video sites in their search. Among buyers who used the internet, 83% rated photos very useful, 57% floor plans, 41% virtual tours and 29% videos. Read that as a warning as much as a promise: a video that is only pretty loses to good photos and a floor plan. A video that works as a tour earns its place.

The most-watched tours on Hiline Developers' account, below, point the same way: a finished house from the first second, the price on screen, the camera walking through the rooms. Render fly-throughs, which every partner selling the same launch also posts, blend in.

Walkthroughs, site progress, neighbourhood and founder videos: which does what?#

Each type answers a different doubt, so a launch needs all four, not twelve versions of one.

Video typeThe buyer's doubt it answersLength we plan forWhere it runs
Walkthrough of a finished home or sample flat"What will it feel like to live there?"30 to 90 seconds as a reel; 2 to 4 minutes for YouTube and WhatsAppReels, YouTube, the project page, WhatsApp replies
Site progress"Will they finish on time?"20 to 45 seconds, every two to four weeksReels, stories, WhatsApp updates to leads
Neighbourhood and location"Is this the right area for us?"45 to 90 secondsReels, YouTube, ads to Gulf audiences
Founder or engineer to camera"Can we trust this builder?"30 to 60 secondsReels, ads, the website's about page
Price and plan explainer"Can we afford it, and what do we get?"30 to 60 secondsAds, WhatsApp, the project page
Earlier buyers and handovers"Did they deliver for others?"30 to 90 secondsReels, ads, sales follow-up

The lengths are our planning guide, not platform rules. Big Deals Realtors' location film at Prestige Ocean Pearl, which the Prestige Group is building in Kozhikode, ran 69 to 79 seconds across its three posts, and the Luxart Builders ads in Meta's Ad Library on 30 September 2026 ran about half a minute each.

A 12-week video calendar for a launch#

Nothing on this calendar goes out before the project is registered. The RERA Act defines an advertisement as publicity "in any form" informing people about a project, so a teaser counts.

What did Hiline's tours show?#

Hiline Developers builds homes and villas for families across Kerala from Kozhikode. We designed and built its first website and ran its marketing, ads and Instagram, and the Hiline case study records what happened, with labels.

Our team reports 2 million+ organic views on Hiline's Instagram from our work, and many organic enquiries, most of which eventually converted. Instagram's public counts, read on 30 September 2026, are the part anyone can check: 28,555 followers and 140 reels with 6,265,077 plays between them, by our sum. Hiline posted 120 of those reels itself, with 3,739,012 plays; the other 20 are collabs first posted by local creators. The most-watched is a tour of a courtyard home with "47 LAKHS" on screen, posted on 28 June 2024, at 1,300,520 plays. Those totals cover every reel since February 2023, before and after our work, and Instagram doesn't say how many plays were paid, so they are the account's numbers, not ours; we don't single out any reel as our own.

The pattern in the most-watched tours is simple. The finished house is on screen from the first frame, with its price in big type. The camera walks through the rooms. The proof comes last: the caption on a tour of 8 February 2025 makes the point that the 36 lakh home was handed over inside a five-month deadline. Around the tours sit homeowners talking about their build and short answers to the questions people ask before they start.

Two other Kozhikode stories add to it. Our team reports shooting property videos on location for Big Deals Realtors at projects it sells for developers such as Sobha and the Prestige Group. Big Deals' own location films, which we don't claim as our shoots, show why that matters: every partner selling a launch has the same renders, but the view from the plot and the road in belong to whoever goes and films them. And for Luxart Builders, video was part of our work, as our team reports; the site we built plays five vertical walkthroughs, some with nobody on screen, others with a presenter explaining one decision in Malayalam, such as how big a bedroom should be, with the sizes on screen.

Phone, cinema camera or drone: how do you shoot on site?#

Use the lightest kit that answers the question. A phone on a gimbal handles progress reels and presenter pieces; a mirrorless or cinema camera earns its cost on the launch film and the sample flat; a drone shows the plot in its surroundings, which nothing else can.

Whatever the camera, keep the rooms honest. Section 12 of the RERA Act, 2016 (opens in a new tab) makes a promoter compensate a buyer who loses money because of a false statement in an advertisement or a model apartment. An ultra-wide lens that makes a bedroom look twice its size is the kind of shortcut that comes back as a complaint.

Drones come with rules. Under the Drone Rules, 2021, summarised in the Ministry of Civil Aviation's backgrounder of 28 January 2022 (opens in a new tab):

  • Size classes: nano drones weigh up to 250 grams; micro drones, which most camera drones are, weigh more than 250 grams and up to 2 kilograms.
  • Zones: green zones need no permission up to 400 feet, or 200 feet between 8 and 12 kilometres from an operational airport's perimeter. Yellow zones need air traffic control permission, and red zones need the central government's. Check the airspace map on the Digital Sky platform before every flight; sites near Kerala's four airports can fall inside a yellow zone.
  • Registration: a drone must be registered on Digital Sky with a unique identification number unless it is exempt.
  • Pilot: the Drone (Amendment) Rules, 2022 (opens in a new tab), notified on 11 February 2022, replaced the pilot licence with a Remote Pilot Certificate from a DGCA-authorised training organisation. The backgrounder exempts nano drones, and micro drones flown for non-commercial use, from the pilot requirement; a paid property shoot is commercial, so ask your videographer for the certificate.
  • Penalties: up to ₹1 lakh for violations.

A draft Civil Drone (Promotion and Regulation) Bill went out for comment in September 2025, and Ikigai Law's summary (opens in a new tab) notes that the 2021 rules stay until new rules are made under it. Check the position before you book.

A launch-day shot list#

  • The approach: the drive in from the nearest main road or junction, with the time and distance measured that day.
  • The plot: wide shots of the boundary, the gate and the road width; a drone shot of the site in its surroundings, if the zone allows.
  • The view: from the terrace, or from a drone at the height of the floors being sold, filmed as it is.
  • The neighbourhood: the nearest school, hospital, supermarket and bus stop, each with a drive time.
  • The sample flat: room by room in daylight, at true proportions, with the carpet area on screen.
  • The people: a presenter from your own sales team, the site engineer on build quality, the founder on why this project.
  • Three fixed positions: mark the spots and repeat the same frames every month, so progress reels compare like with like.
  • The end card: the K-RERA registration number, the K-RERA website and the project QR code, in every version.
  • Both shapes: vertical for reels and WhatsApp, horizontal for YouTube and the website.

When a production team shoots on location, the brief should carry this list, the compliance end card and the date the project was registered.

What must property videos and ads carry?#

The registration details, in every format. Section 11(2) of the RERA Act requires an advertisement to "mention prominently the website address of the Authority" and include the project's registration number, and section 3 bars advertising a project that must register before it is registered. Regulation 5(6) of the Kerala RERA Regulations, 2020 (opens in a new tab) spells out that this applies to "print, electronic or social media".

The project's QR code. K-RERA's public notice of 19 August 2023 told promoters to put each registered project's QR code in their adverts, legible and scannable, beside the registration number and the website address; trade press reported it as applying from 1 September 2023 (opens in a new tab). K-RERA's order of 5 November 2024 (opens in a new tab) restated it: the QR code from the project's page on the K-RERA portal must be prominently displayed and easily scannable, and the order covers print, digital platforms including websites, social media and email, and outdoor advertising. In a reel, that means an end card held long enough to scan, not a two-frame flash. Maharashtra's regulator set the precedent with a similar order from 1 August 2023 (opens in a new tab) that names social media advertisements.

The agent's number, for channel partners. The same 2024 order requires every registered real estate agent to show its own agent registration number as well as the project's registration number in its adverts, and section 10 of the Act bars agents from facilitating sales in projects that aren't registered.

A label on renders of unbuilt homes. ASCI's guidelines for labelling synthetically generated content (opens in a new tab), released on 29 September 2026 (opens in a new tab), make a label mandatory when an ad demonstrates "a product that does not currently exist", with "a 3D model of an unbuilt housing complex" as the example. They take effect three months from publication, so from late December 2026. ASCI suggests labels such as "Video created using AI" or the platforms' own labels, and accepts other wording that accurately informs, so "Computer-generated impression" on a render works. Depicting a location or facilities that don't exist as if they were real is prohibited outright, label or not. Our guide to choosing between AI video and a real shoot covers AI walkthroughs in more depth.

Regulators are watching. ASCI's annual complaints report (opens in a new tab), released on 28 May 2026, reviewed 11,581 cases in 2025-26 and named realty the second most violative sector, with 643 cases; 97.3% of the ads it scrutinised were on digital media.

How do you turn views into site visits?#

A view is not a lead, and a lead is not a visit, so every video has to hand the buyer to a person quickly.

  1. Make the next step one tap. Ads that open a WhatsApp chat suit property buyers who want to ask before they fill in a form; our click-to-WhatsApp ads guide covers the set-up. Luxart's live ads, as Meta's Ad Library showed them on 30 September 2026, take the other route: a "Sign up" form inside Facebook and Instagram, with the size of home it builds named in the first line, so the wrong enquiries scroll on.
  2. Reply with the video's next chapter. The first WhatsApp reply carries the brochure, the location pin and the full walkthrough, then asks one question: when would you like to visit?
  3. Track every enquiry to the video that started it. One CRM, every lead tagged with its ad or reel, stages for the call, the visit and the booking. Xale, the CRM built by the team behind Marketlube, writes the campaign, ad set and ad on every Meta lead as it arrives, as xale.in describes it (opens in a new tab). Our real estate CRM guide covers what to track after the enquiry.
  4. Judge videos by site visits, not views. A reel with modest plays that fills Saturday's visit slots beats a viral one that brings only "price?" comments.
  5. Run the ads on Meta's current rules. Attribution and targeting changed in 2025 and 2026; our guide to what changed in Meta ads covers what to expect before you compare this year's numbers with last year's.

How do Gulf NRI buyers watch?#

Late, on their phones, and often with family in Kerala on the same chat. The UAE and Oman are an hour and a half behind India, and Saudi Arabia, Qatar, Kuwait and Bahrain two and a half hours, so a reel posted at 10 pm in Kozhikode lands in the Gulf evening. Schedule ads and posts for Gulf evenings and weekends, push hardest before the summer and December trips home, and offer a WhatsApp video tour of the site to families who can't visit.

Big Deals' public ad record shows the habit: Meta's Ad Library keeps three Prestige Ocean Pearl ads from its page that ran from 6 September to 2 October 2025, listed for the UAE as well as India. The Library shows who ran an ad, not who made it, so we don't point to any one ad as ours. Our guide to targeting Gulf NRIs on Facebook and Instagram covers audiences, timing and creative.

What NRI buyers want from a video is different, too. They can't drop by, so they want the walk from the gate to the flat, the view at the hour they'll be home, the distance to the airport and the answers to their own questions: home loans for NRIs, buying through a power of attorney, and who manages the flat when they're away.

Frequently asked questions#

Do Instagram reels for a property project need the RERA number?#

Yes, if the project has to register with K-RERA. The RERA Act counts publicity "in any form" as an advertisement, Kerala's 2020 regulations name social media, and K-RERA's order of 5 November 2024 lists social media alongside print and outdoor ads. Show the registration number, the K-RERA website and the project's QR code.

Do I need permission to fly a drone for a property video?#

In a green zone, no flight permission is needed up to 400 feet, but the drone must be registered on Digital Sky unless exempt, and a paid shoot needs a pilot with a Remote Pilot Certificate. Yellow zones need air traffic control permission and red zones the central government's, so check the airspace map for every site.

Do 3D renders and AI walkthroughs need a label?#

From late December 2026, three months after ASCI released its guidelines on 29 September 2026, yes, when they show a project that doesn't exist yet: the guidelines name "a 3D model of an unbuilt housing complex" as an example that must be labelled. Depicting facilities or surroundings that don't exist as if they were real is prohibited even with a label.

What must a channel partner's property video show?#

Under K-RERA's order of 5 November 2024, a registered agent's advert must show the agent's own registration number and the project's registration number. Developers' renders and brochures belong to the developer, so get permission before using them.

Film the place, then follow it up#

Every partner selling a launch has the same renders. The view, the road in, the progress and the people are yours to film, as long as the registration details travel with every cut. If you'd like help planning the videos and the follow-up for your next project, tell us about it, or see how we approach property videos and location shoots.
