Lintel Real Estate · Dubai

Dubai homes, with the numbers left in.

We list fewer homes and show more of each. Service charge, handover quarter, cheques and floor plan sit on every listing, before you ask.

The index

Twelve homes, read in a line.

Each row is one home. The photo, then the facts we would want first: bedrooms, size, service charge, and when you can move in.

Sale prices exclude the DLD transfer fee and other buying costs, set out in full under Costs. Rents are per year.

Floor plans

Read the plan before the photos.

Photos sell light. Plans tell you whether the sofa fits. Every Lintel listing has a measured plan, drawn the same way, so two homes can be compared side by side.

Sizes on the plan are internal. The size in the index is the title deed area, which includes walls and balconies.

Three of the twelve plans are drawn for this concept.

    Off-plan

    What you pay, and when.

An off-plan price is a schedule, not a number. Pick a home to see every instalment in dirhams, with the quarter it falls due. Dates follow construction milestones, so they can move; the percentages do not.

Payment schedule for the chosen off-plan home
    StageShareAmountWhen

    Who registers it.

On off-plan, the developer registers your purchase with the Dubai Land Department and collects the 4% fee from you. Budget for it with the first payment.

    Escrow.

Instalments are paid into the project's escrow account, not to Lintel and not to a personal account. Ask for the account details in writing and check they match the sale agreement.

    If dates move.

Construction dates can slip. The sale agreement, not this page, sets what happens if handover is late.

Payment plans are fictional examples for this concept. A real plan is the developer's, and it is in the sale agreement.

    Costs

The price, and everything after it.

The listed price is not what leaves your account. Here is the rest, with the source for each official fee. Change the price and the method and the total follows.

Bank arrangement fees, valuation and insurance vary by lender and are not included.

    Renting

A year's rent, in one cheque or twelve.

Dubai rents are quoted by the year and paid by post-dated cheques. Fewer cheques usually mean a lower rent, because the landlord is paid sooner. Every Lintel rental shows the number of cheques the landlord accepts.

    Furnishing
    Cheques

    Ejari.

Ejari is the Dubai Land Department's system for registering tenancy contracts; your contract has to be registered there. DLD lists AED 177.75 in total through the app or website and AED 220 at a trustee centre (read 28 Oct 2026).

How Ejari registration works, on dubailand.gov.ae

    Deposit.

On the landlords we list, the deposit is 5% of a year's rent unfurnished and 10% furnished, returned when you leave the home as you found it, less agreed repairs.

    Notice.

Contracts run for a year. If either side wants to change terms or not renew, the contract says how much notice to give; we put that clause on the first page of the offer letter so it is not missed.

    Areas

Six communities we know by the street.

Notes, not slogans. What each place is like on a Tuesday, how you get out of it, and who tends to live there.

Stylised, not to scale. The coast and the creek in ink, the two main roads in rose.

    1. 1

      Dubai Marina.

Apartments around a long man-made marina, with a promenade along the water. The Dubai Tram runs through it and Red Line metro stations sit along Sheikh Zayed Road on its edge. Busy at weekends. A freehold area, so foreign buyers can own here.

    2. 2

      Business Bay.

Offices and apartments along the Dubai Water Canal, next to Downtown. Business Bay metro station is on the Red Line. Good for people who want to walk to work; quieter at night than the Marina. Freehold.

    3. 3

      Jumeirah Village Circle.

An inland community of mid-rise apartment blocks, townhouses and parks, arranged around a ring road off Al Khail Road. No metro station, so most residents drive. Popular with young families. Freehold.

A father in a white kandura walks beside his young son on a bicycle along a quiet street of pale townhouses with timber garage doors and bougainvillea.

    4. 4

      Al Furjan.

Villas, townhouses and low-rise apartments near Jebel Ali, with a station on the metro's Route 2020 line. Wider streets and more parking than central areas. Freehold.

    5. 5

      Al Jaddaf.

On the west bank of Dubai Creek, south of Oud Metha. Newer mid-rise buildings, a creek-side walk, and a Green Line metro station. Close to the old city and the airport. Freehold.

    6. 6

      Umm Suqeim and Jumeirah.

Low-rise villa streets a few minutes from the beach. Most homes here sit outside the freehold areas, so our listings in these streets are rentals.

We also list in Jumeirah Lake Towers, Mirdif, Al Barsha, Dubai Silicon Oasis, Dubai South and Jumeirah Village Triangle. Ask for notes on any of them.

    Brokers

    Before you call

Four checks for any listing, ours included.

    1. 01

      The advertising permit.

In Dubai, every property advert needs a permit from the Dubai Land Department, with its number and a QR code on the advert. Scan the QR and DLD's own page tells you whether the advert is valid and who placed it.

      About DLD's Madmoun ad check
On this concept, the permit and QR are left as a marked gap. A live Lintel listing shows them here.
    2. 02

      The broker.

Brokers in Dubai carry a registration card with a number you can check. Ask to see it at the viewing. Our cards keep a marked space for it.

    3. 03

      The service charge.

Ask for the latest service charge per sq ft and what it covers. We put the figure on the listing; the owners' association budget is the source.

    4. 04

      Where the money goes.

Deposits for resale go to the trustee office or as the agreement sets out; off-plan instalments go to the project's escrow account. Never to a broker's personal account.
